Why a mortgage broker instead of a bank?
April 2, 2026 · 5 min read · Tom Stafford
Banks sell their own loans. A broker represents you, shops 50+ lenders, and is not paying for a marble lobby with your rate.
Mortgage brokers represent you, the customer — not the lender. Because we are not employees of a lending institution, we are not limited to one product shelf.
A bank has to pay for the branch, the ads, and the overhead somehow. Often that “somehow” shows up as a higher rate or fee passed along to you. As a broker with Edge Home Finance, LLC, I can shop more than 50 lenders and match the file to the investor that actually wants it.
That also matters when your situation isn’t cookie-cutter: a jumbo purchase, a VA benefit, a bank-statement self-employed file, or a refinance whose only job is to drop PMI.
Shopping around yourself takes a lot of time. Choosing the wrong mortgage can cost thousands. My job is to make sure the loan you get is the one best suited to your needs — and that you can reach a human when something changes.
If you are comparing lenders for a Douglas County purchase, start with the county hub and then call.
