First-time home buyer mortgage guide for Castle Rock and Douglas County

September 8, 2026 · 9 min read · Tom Stafford

A practical Castle Rock / Douglas County first-time buyer path — credit, down payment, pre-approval, and the local extras (HOA, metro districts) that online calculators skip.

Start before you fall in love with a floor plan

If you are a first-time buyer in Castle Rock, Parker, Castle Pines, Highlands Ranch, or elsewhere in Douglas County, the useful first step is not Zillow. It is a conversation about credit, income, cash to close, and a monthly payment you can still like in February.

I have originated mortgages since 1998. The buyers who have a decent closing are almost never the ones who shopped houses for four months and called a lender on Thursday because the offer is due Friday.

Book a call or apply online (about ten minutes). Bring a spouse or a parent. Nights and weekends are fine.

What “first-time buyer” actually means

Programs define it differently. Many treat you as a first-time buyer if you have not owned a principal residence in the past three years. Some assistance programs have extra rules (income limits, purchase-price limits, education courses, occupancy).

Do not assume a blog post — this one included — has certified you. We will match the definition to the program, if a program even helps your file.

More on that in Colorado down payment assistance.

The local extras calculators forget

Douglas County is not a generic “Denver metro” payment.

  • HOA dues show up in a lot of neighborhoods. They count in debt-to-income.
  • Metropolitan districts on some newer construction add tax mill levies on top of the county tax bill. Read the title commitment and the district disclosures. The model-home payment may have omitted them.
  • Homeowners insurance along the Front Range is its own quote. Hail and replacement cost surprise people who last rented, or who last bought in another state.
  • New construction can include builder credits, rate buydowns, and a closing date the factory cares about more than your lender’s feelings. We compare the builder’s preferred-lender offer with an independent shop. You can still use the builder’s lender if it wins — I would rather you see the comparison.

None of that is a reason not to buy here. It is a reason not to use a national max-approval number as a shopping list.

Credit: today’s score and the potential score

If you know your credit is strong, we will still go over income, liabilities, and a payment you are comfortable with so your Realtor searches the right range.

If you are not 100% sure, now is the time to find out. When I pull credit (with your permission), I see today’s scores and a path that may improve them. That is more useful than a generic “pay down cards” lecture. Details in When should I start the mortgage process?.

I cannot promise a score increase. I can tell you what the report actually shows.

Down payment, reserves, and gift funds

You do not need to know whether you are “an FHA person” before we talk. You need to know, roughly:

  • Cash you can put down without emptying emergency reserves
  • Whether anyone is gifting money, and from where
  • Whether you have served (VA loans are often $0 down for eligible borrowers — still not automatic)

Conventional, FHA, VA, and jumbo are tools. Which box is yours? is the longer version. The short version: I will walk the pros and cons instead of handing you a single product.

Pre-approval that sellers in Castle Rock will respect

A useful letter is based on credit plus documented income and assets, names an amount that fits your payment comfort (not the absolute max), and comes from a human who answers the phone when the listing agent calls.

It is still not a commitment to lend. Underwriting happens later, on a specific property.

Process from there: application to keys. Average time from submission to final approval on my files has been about 11 days with an appraisal and 7.9 days without. Averages are not a promise about your contract.

Who to involve

Your Realtor, your spouse, and sometimes your parents. I would rather they hear the same numbers on one call than decode a letter in a group text. If you do not have an agent yet, we can still get the loan conversation honest so you do not tour $200,000 above your comfort zone.

I work as a broker with Edge Home Finance, LLC — why that is not a bank branch — and I am licensed in AZ, CA, CO, FL, MI, and WA. I have lived in and served Douglas County as a mortgage broker since 2010.

A sane first-time-buyer sequence

  1. Call or apply. Permission to pull credit.
  2. Talk honestly about the payment you want, not the one a worksheet theoretically allows.
  3. Gather W-2s, paystubs, IDs, asset statements. I will tell you what else.
  4. Get a pre-approval letter. Then shop Castle Rock (or Parker, Castle Pines, Highlands Ranch) in a range that includes taxes, HOA, and insurance.
  5. Under contract: earnest money, inspection, appraisal, disclosures. Stay reachable.
  6. Underwriting questions happen. We answer them. Then signing, two IDs, keys.

FAQ

When should a Castle Rock first-time buyer talk to a lender?

As soon as buying this year is a real idea — especially if you are unsure about credit. Six months of runway is useful. Waiting until you are writing an offer is how people scramble.

Do I need 20 percent down in Douglas County?

No. Conventional, FHA, VA, and some assistance programs allow less. The right down payment depends on reserves, monthly comfort, mortgage insurance, and the property — not a round number from a relative.

Is a pre-qualification the same as a pre-approval?

No. Pre-qualification is a conversation. Pre-approval uses credit, income, and assets (with your permission) and produces a letter a Castle Rock seller and Realtor can take seriously. Still not a final loan approval.
