Match Your Mortgage Mortgages by Tom

Services

Loan process & products, without the mystery.

The first step is a ten-minute application — online or by phone. Then Tom matches the product to you, not the other way around.

What we match

Home purchase

Shop 50+ lenders for a loan that actually fits the house — and the monthly payment — you want.

From first homes to next homes, Tom pre-qualifies you, writes a clean approval letter, and keeps the file moving so you can shop with confidence.

Refinance

Lower the payment, shorten the term, drop PMI, or pull cash out — if it actually helps your goal.

A refinance only makes sense if it matches what you want next. Tom will run the numbers with you instead of pushing a product.

Conventional loans

Flexible financing for strong credit profiles, including first-time buyer and investment options.

Conventional is Tom’s everyday specialty: competitive pricing, down-payment options, and a process that stays personal.

FHA loans

Lower down payments and more flexible credit guidelines when a conventional loan isn’t the best fit.

If credit has a few blemishes or you want to put as little down as possible, FHA can be the door that actually opens.

VA loans

For those who have served — often $0 down, no monthly PMI, and some of the strongest pricing available.

Tom is always proud to help veterans and active-duty families use their VA benefit at a great rate.

Jumbo & specialty

Jumbo, USDA, ARM vs. fixed, bank-statement, and other options when a standard box doesn’t fit.

Need something outside the usual 30-year conventional? Tom shops the market so you are not stuck with one lender’s menu.

What’s the process, and where do I start?

  1. 01

    Start with a conversation

Apply online in about ten minutes or call Tom at (303) 495-9722. He’ll ask about your job, income, and assets, then — with your permission — pull credit and show what you can actually qualify for.

  2. 02

Match the loan, not the logo

FHA, conventional, jumbo, VA, USDA, ARM or fixed: Tom walks through the pros and cons for your situation instead of handing you a single product.

  3. 03

    Gather the file

W-2s, paystubs, IDs, insurance info (and not, despite the joke, blood samples). Tom reviews the docs and issues a pre-approval letter so you can shop.

  4. 04

    Under contract

Earnest money goes to title, you order the inspection, Tom’s team orders the appraisal, and time-sensitive disclosures hit your inbox for e-sign.

  5. 05

    Underwriting to keys

The underwriter may ask for a clarification. Tom keeps you posted. After final approval you’ll review numbers, wire to title, bring two IDs — and leave with keys.

Questions people actually ask

When should I start the process if I’m six or more months out?

Today. If you know your credit is strong, Tom can go over income, liabilities, and a payment you’re comfortable with so your Realtor searches the right price range. If you aren’t 100% sure your credit is excellent, now is the time to find out — so anything that needs work can be fixed before you’re ready to buy.

Can you help me improve my credit scores?

Yes. When Tom pulls your credit, he sees today’s scores and your potential scores. He can run a report with a specific path to maximize those scores.

When should I refinance?

It depends on the goal. Lower the monthly payment? Shorten the term and save interest? Drop PMI you no longer need? Consolidate high-interest debt? Cash-out for improvements or college? Tom reviews those questions with you before anyone talks rate sheets.

What kinds of loans do you offer?
