Colorado down payment assistance — what buyers should actually verify

September 16, 2026 · 8 min read · Tom Stafford

A cautious guide to Colorado and Douglas County down payment help, including CHFA as a starting point. Programs change; this is not a list of guaranteed grants.

Assistance is real. Instant qualification is not.

Buyers in Castle Rock, Parker, and the rest of Douglas County hear about “free down payment money” the way people hear about guaranteed rates: loudly, and with missing footnotes.

Down payment and closing-cost assistance does exist in Colorado. It can be the difference between renting another year and writing an offer. It is also limited, underwritten, and changeable. I will help you check what you might apply for. I will not tell this webpage it already approved you.

If you are early in the process, read the first-time buyer guide first, then come back.

Start with CHFA — then confirm the current menu

Colorado Housing and Finance Authority (CHFA) is the statewide organization most Colorado buyers should know by name. CHFA typically offers first-mortgage options and down-payment assistance products for eligible borrowers.

I am deliberately not pasting this year’s income limits, assistance dollar caps, or product nicknames into this article. Those figures are the fastest-stale content in mortgage marketing. If a competitor’s blog still lists a 2019 cap, they are not doing you a favor.

What usually does stay true at a high level:

  • There are income and purchase-price limits
  • You generally must occupy the home
  • A homebuyer education course is often required before closing
  • “First-time buyer” has a program definition (often no ownership in the past three years — confirm)
  • Assistance may be a second mortgage, a grant-style product, or another structure with repayment rules if you sell or refinance
  • Property type and condition still have to fit the first mortgage (conventional, FHA, etc.)

Read CHFA’s current pages. Then we will see whether a CHFA path, a non-CHFA lender program, or a plain conventional/FHA/VA file is the better household decision.

Local and employer programs

Counties, cities, employers, and nonprofits sometimes layer help on top of a first mortgage. Availability in Douglas County is not the same as availability in Denver or a rural county. Programs open, pause, and run out of funds.

If you have a flyer from an HR department or a municipality, send it. We will read the actual term sheet. If you do not have a flyer, we will not invent a county grant so the blog ranks.

The tradeoffs people skip in Facebook groups

Assistance can mean:

  • Extra paperwork and a longer calendar
  • A second lien with repayment or shared-equity rules
  • Limits on the house you can buy (price cap, property type)
  • A first-mortgage rate or fee that is not automatically better than a non-assisted loan

Sometimes the winning move is a small down payment without assistance because you close faster, keep more house choices, or avoid a second lien. Sometimes assistance is obviously worth it. The only honest approach is a comparison on your credit, income, and target payment.

VA-eligible buyers should look at VA before assuming they need a grant: zero down with no monthly PMI is already a strong structure for people who qualify.

How I run the conversation

I am a mortgage broker with Edge Home Finance, LLC. I shop 50+ lenders. Not every investor pairs with every assistance program. Part of the job is knowing which doors open for the file in front of me.

  1. Credit, income, assets, and a payment you can live with — affordability
  2. Screen whether assistance is even in range (limits, occupancy, education)
  3. Compare assisted vs. unassisted options without cheerleading
  4. If we proceed, build the paper trail early so underwriting is not a surprise

FAQ

Does Douglas County give every first-time buyer free down payment money?

No. Some buyers qualify for statewide or local assistance; many do not. Eligibility usually involves income, purchase price, credit, occupancy, education, and the property. A website cannot pre-approve you for a grant.

Should I start with CHFA?

Colorado Housing and Finance Authority (CHFA) is the usual statewide starting point for first-mortgage and down-payment assistance products. Confirm current offerings on CHFA’s site and with a licensed originator. Names and limits change.

Can assistance be combined with FHA or conventional?

Sometimes, depending on the assistance product and the first mortgage. Layering rules are specific. We check the combination on your file instead of assuming a social-media anecdote still applies.
