VA loans for Colorado veterans (and Douglas County homebuyers)
September 14, 2026 · 8 min read · Tom Stafford
How VA home loans actually work for eligible veterans and active-duty families in Colorado — entitlement, occupancy, funding fee, and property rules — without promising a rate.
Proud to run the VA file — not to oversimplify it
If you served, a VA loan is often the strongest purchase tool available: frequently no down payment, no monthly PMI, and competitive pricing when the file fits. I am always glad to help veterans and active-duty families use that benefit in Colorado, including Douglas County — Castle Rock, Parker, Castle Pines, Highlands Ranch, Lone Tree — and in the other states on my license.
I am a broker, not the VA. I do not award benefits and I do not guarantee approval. I do know how to assemble a VA file and shop it.
Start with a call or the VA section on services.
Certificate of Eligibility first
Most of the work begins with a Certificate of Eligibility (COE). If you have a COE, bring it. If you do not, we will talk through how to obtain one through VA systems. Entitlement and remaining benefit are specific to you. I will not paste national loan-limit tables into this post; they change, and your remaining entitlement matters more than a blog screenshot.
Occupancy: VA purchase loans are for a home you will occupy as your primary residence on the timeline the program requires. Investment-only is a different conversation.
Funding fee, exemptions, and “zero down”
Most VA borrowers pay a funding fee. Disabled veterans and some other categories are exempt. The fee can often be rolled into the loan amount. Rolling it in does not make it free.
“Zero down” means you may not need a down payment from savings. You still need cash for earnest money (usually credited), inspections, and prepaid items unless other credits cover them. Reserves still matter for a sane household, even when guidelines are flexible.
Residual income is a feature, not a trick
VA underwriting looks at residual income — money left after debts and housing — using regional tables. Colorado is not priced like a coastal mega-city, and Douglas County housing costs are not a rural VA pamphlet either. We run the numbers for the payment you actually want.
Credit still exists. VA is often more flexible than conventional; it is not a magic bypass for undocumented income or a property that fails inspection.
Property: MPRs, condos, and new construction
VA minimum property requirements care about safety and livability. A Castle Pines listing with a clever loft and a missing railing can become an appraisal condition. A Parker townhome may need HOA/condo approval. A Castle Rock new-build needs a builder and a closing date that work with VA appraisals and inspections.
If the house is a project, say so early. I would rather reset expectations than fight the appraisal on day 28.

Why a broker for VA in Douglas County
Retail shops sometimes treat VA as an afterthought. I specialize in conventional, FHA, jumbo, and VA, and I can compare a VA structure with a conventional one when a small down payment might actually be the better household decision (yes, that happens).

What to bring to the first conversation
- Service history / COE if you have it
- Income documentation (W-2, LES, disability award letter as applicable)
- A sense of whether you are buying, refinancing (including IRRRL vs. cash-out — different rules), or still six months out
- The cities you care about — Castle Rock, Parker, and the rest of the county hub

FAQ
Can I use a VA loan with zero down in Castle Rock or Parker?
Eligible borrowers with available entitlement often can finance a VA purchase with no down payment, subject to the property, underwriting, and remaining benefit. That is a guideline conversation on your file — not a website guarantee.
Do VA loans require monthly PMI?
VA loans do not use monthly private mortgage insurance the way many low-down conventional loans do. VA has a funding fee for most borrowers (some are exempt). The fee is often financed; it is still a cost.
Can I use VA on a townhome or a house with an HOA in Douglas County?
Often, if the property meets VA requirements and any condo/HOA review clears. Unique properties, some condos, and fixer-uppers can fail VA minimum property requirements. We look at the address.
