Refinance only if it matches the goal

Lower payment, shorter term, drop PMI, or cash-out — refinancing is a tool, not a seasonal special.
When should you refinance? Great question. The answer is: it depends.
What is the goal?
- Save money every month by lowering the payment?
- Save thousands on interest by shortening the term?
- Are you paying PMI you no longer need?
- Consolidate high-interest credit cards or other debt?
- Cash-out for home improvements, college, or something else?
Those are the questions I review with you before anyone talks about a teaser rate. A refinance that looks cheap on a postcard can still be a bad match if it resets the clock, adds closing costs you never recoup, or pulls cash you didn’t need.
Colorado homeowners who want the longer, evergreen version — including break-even and why I will not predict rates — can read refinance or wait.
If you want a quick read on whether a refinance is even in the conversation, book time or try the home equity report. Then we’ll look at the actual numbers for your loan.
